With the Settlement Advantage program, we bundle all of these services - in a single package at a guaranteed cost. You'll know right from the start what your costs will be - no surprises at the closing table. And, you will have the convenience and flexibility of working with one company.
We offer the Settlement Advantage program for Refinance, CEMA, Purchase, Purchase Professional, and COOP transactions.
Whats Included?
The Settlement Advantage Program gives you a comprehensive list of title and settlement services. Title fees vary by county and settlement and recordation fees are dependent upon the loan transaction.
Professional services rendered in connection with the loan settlement which include the following: Settlement Fee, Escrow Fee, Sub Escrow Fee, Wire Fees, Disbursement Fees, Coordination Fees, Express Mail Fees, HUD-1 Preparation Fees, Reconciliation Fees, Accounting Charges, Reporting Fees, Notary Fees, Travel Fees, and Doc Prep Fees.
Title Services: Title Searches, COs, Tax Searches, Bankruptcies, Survey Inspection and Municipal Searches are included in bundling pricing. Title premiums and endorsements are state regulated and not including in the bundled pricing.
Professional services associated with the recording for the following documents, when applicable: Mortgage, Deed, Satisfaction, CEM Agreement, 255 Affidavits and Assignment.
With the Purchase Professional Program we include: a well-qualified and respected real estate attorney in the local market to represent your best interests. All attorneys in the Settlement Advantage Program have up to 50 years experience helping homebuyers achieve their dreams. The attorney's fee is included in the bundled pricing.

1 - Lender approved attorneys may provide settlement services for purchase transactions. Lender attorney fees and selection are at the discretion of the lender.
2 - Title Services provided by Titleserv, Inc., a sister company of Settlement Corp. Title Services include full departmental searches. As required by New York State, the bundled fee does not include the Title Premium which is state regulated and does not vary vendor to vendor. The Title premium will be shown as a separate fee on the HUD-1 Settlement Statement. The Mortgage Payoff fee as well as any third party fees including, but not exclusive to mortgage tax, closer pick-up, certified copies of recorded documents or any lender or borrower fees associated with the closing, are not included.
